E-Registration: A Simple Way Out Provided By The Land Registration Act

A frequent occurrence in India in the area of land and property is land dispute. Land grabbing, land squatting and illegal sales of land are just a few instances of giving rise to disputes.

The land market has been consistently plagued by such issues over the decades, and the initiative of e-registration by the current government is a welcome step in moving towards greater transparency.

e-REGISTRATION: EASE OF USE

The process of e-registration is extremely simple and easy to use. E-registration provides evidence of titles and helps to speed up transactions, and will help to prevent the illegal disposal of land.

The process of e-registration was introduced by the Land Registration Act of 2002 which introduced this new system, making use of verified electronic signatures to transfer and register land or property online. This process will soon put to rest all the problems and loopholes in the existing land registration process.  The typical land registration process involves using Powers of Attorney, Sale or mortgage of land and the transfer of property under the canopy of rent too.

If a chunk of land has been handed down over generations or has passed under various owners at various points of time a proper land holding denotation has to be made available. This will help current buyers or tenants to determine the exact value of land or the rent that is applicable as per market prices. E-registration will help to make this possible.
